Troy, NYSellers need discipline. Even with solid buyer activity, the market is still rewarding homes that start in the right place and punishing the ones that do not. A latest median list price of $287,000 and a sold-to-list figure of 102.3% tell me the opportunity is real, but so is the penalty for a weak launch.
The latest estimated home value came in at $301,850 and fell 0.4% last month, while the list price over the past 12 months was down 4.3% in the housing facts section. That does not mean values are collapsing. It does mean sellers should avoid assuming every home will stretch beyond the comps.
If you price too high, the first wave of interest can slip away before the market has a chance to react. If you price cleanly, you can still create competition and keep control of the process. The difference is often made in the first few days.
Use the active and pending numbers together, then set a price that lets your home compete instead of explaining itself. A clear launch price is one of the fastest ways to protect leverage.
