Woodside, ABI would start with the segment, not with a guess. Detached homes were at $569,500 last month and spent 27 days on market, which gives a clear read on how buyers are responding.
Total residential price sat at $537,900, down 6.1% year over year, while row homes were at $316,900 and apartments at $225,000. The spread is wide enough that each property type needs its own pricing logic.
That is why I would not borrow a number from a different segment. A listing needs to meet the market where buyers are already comparing similar homes.
Study the latest closings. Match the list price to the home type. If the first wave of showings is quiet, make the adjustment early.
