Last month, Cochrane posted 115 sales and 188 new listings, with inventory at 334 homes and months of supply at 2.90. That is a workable market, but not one that rewards loose pricing or weak presentation.
The benchmark price for the full market was $576,400, down 1.4% year over year, and detached pricing was $663,500, down 3.6%. Those figures point to a simple reality: the price has to fit the segment before the home goes live.
Lead with the right number. Keep the home easy to show. Then watch how buyers respond in the first stretch, because that is where the best information usually shows up.
