In the latest citywide read, Austin posted 5.03 months of inventory, a median sold price of $555,000, a median list price of $565,000, and a median sold-to-list result of 97.4%. Homes also took a median of 24 days to sell. The gap is still narrow. That mix tells me buyers have room to compare, but the better homes still deserve a fast, focused response.
For buyers, the real advantage is not waiting forever. It is walking in with a payment target, a clear must-have list, and a limit on the tradeoffs you will tolerate. When the asking price and the sold price are this close together, the homes that fit well can disappear before a slow decision turns into a smart one.
Start by getting your financing lined up, then sort homes into three groups: strong matches, acceptable compromises, and properties that only work if the seller gives you more room. Keep an eye on condition, finish level, and pricing against recent closings, and be ready to act when the right property checks enough boxes.
