The median new-list price moved 1.9% lower than the prior month, and the median price per square foot settled at $259. Those numbers give you a cleaner way to judge whether a home fits your budget or asks too much for the space.
The median living area on new listings was 2,306 square feet, which means size still varies enough that you should compare layout and condition, not just the asking number. A larger home at the wrong price is still the wrong buy.
I would line up financing first, compare similar homes by size and price, and use the latest new-listing band as your filter. The goal is not to see everything. The goal is to tour only the homes that make sense.
