I see that as a market with movement, but not one where a seller can expect automatic urgency from buyers. That balance matters. A typical sold price was $405,000, and homes that closed took 41 days. There is still opportunity here. Sellers just need to respect the fact that buyers are comparing price, condition, and timing with more discipline than they would in a tighter market. Get the home market-ready before you choose a launch date. Price from recent closings, then test that number against the most relevant active competition. In Leisure World, AZ, I would also decide your negotiation posture early so you can stay consistent once offers start coming in.
