These Terms of Service ("Terms") govern your access to and use of HomesandNews (the "Site"). By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

If you wish to opt out of certain communications, you may follow unsubscribe instructions in emails, reply STOP to texts (where applicable), or contact us through the Site. Opt-out requests do not apply to essential service-related communications about an active request.

You agree not to misuse the Site. You will not attempt to interfere with the Site's operation, access restricted areas, scrape or harvest data in violation of applicable law, or use the Site for unlawful, defamatory, infringing, or abusive purposes.
9) Intellectual Property
The Site, including its design, branding, and certain Content, may be protected by intellectual property laws. You may view and print pages for personal, non-commercial use only. You may not reproduce, distribute, modify, create derivative works, or exploit any part of the Site except as permitted by these Terms or applicable law.
10) Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOMESANDNEWS AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AND PARTNERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, GOODWILL, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SITE OR CONTENT, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THESE TERMS OR THE SITE WILL NOT EXCEED ONE HUNDRED DOLLARS ($100) OR THE AMOUNT YOU PAID TO ACCESS THE SITE (IF ANY) DURING THE SIX (6) MONTHS PRIOR TO THE EVENT GIVING RISE TO THE CLAIM, WHICHEVER IS GREATER.
11) Indemnification
You agree to defend, indemnify, and hold harmless HomesandNews and its affiliates, officers, directors, employees, contractors, and partners from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Site, (b) your violation of these Terms, or (c) your infringement of any intellectual property or other rights of any person or entity.
12) Changes to the Site and Terms
We may modify, suspend, or discontinue the Site (in whole or in part) at any time. We may also update these Terms from time to time. The "Last Updated" date reflects the most recent changes. Your continued use of the Site after changes means you accept the updated Terms.
13) Governing Law; Venue
These Terms will be governed by the laws of the state in which the Site operator is organized and/or principally located, without regard to conflict-of-law rules. You agree that any dispute not subject to mandatory arbitration (if applicable) will be brought in the state or federal courts located in that jurisdiction, and you consent to personal jurisdiction and venue in those courts.

15) Severability
If any provision of these Terms is found to be unlawful, void, or unenforceable, that provision will be severed and the remaining provisions will remain in effect.
