Current asking prices only tell part of the story if you are preparing to sell.
If you are planning to put your home on the market, I would not measure competition by counting listings alone. In Jamaica Estates, NY, 20 homes were active last month, but the more important question is how those listings compare with what buyers have actually been willing to close.
The numbers give me a very specific read. Last month, the typical asking price in Jamaica Estates, NY was $1,919,000, while the typical closed price was $872,500 and offers landed at 96.9% of asking. That tells me some sellers are aiming high, but buyers are still making fairly tight offers when pricing feels justified. This is why I tell sellers to study both the visible shelf and the finished sale. If you only compare your home to active competition, you can end up following optimistic pricing instead of market-clearing pricing. That often leads to more time on market and weaker negotiating posture later. Review recent closings first, then position your home against the strongest current alternatives. Make condition work part of your pricing strategy. Be ready to respond quickly if showing activity is soft, because a typical 33-day sale window does not leave much room for a passive first month.
