When the typical sale came in just above asking, it tells me buyers were willing to step up when the home and the price lined up well. That makes offer strategy more about judgment than aggression. I would be careful with homes that already sit near the recent sale range. The market is telling you that strong listings can still command attention quickly, which means your best offer is the one that is both competitive and grounded. Lead with clean terms. Keep your financing tight. Use the recent sale price as your anchor, not the list price alone, when you decide how far to go.
