That limits how precisely I can translate an asking price into a likely closing number for your specific home without a property-by-property comparison. Still, the reported medians show that different segments are behaving differently. Start with a pricing conversation that answers one question are you positioned closer to the typical active asking lane or closer to the typical pending and closed lane? Decide what you are willing to do to justify the higher lane repairs, updates, or concessions, because price only holds when the home supports it. Build your plan around a defined negotiation boundary so you do not accept terms that erase your net just to defend a list price.
