Plan your launch around the real timeline buyers have been following
Trying to decide how much prep is worth doing before you list? I focus your prep on what will earn a fast, confident first impression, because recent sales in Marco Island, FL show a sizable group closing quickly while a separate group took far longer. Prep is leverage.
Here is the constraint I build prep around based on the previous 30 days in Marco Island, FL, 124 residential homes sold in the recent period, and 43 of those sales closed in 0-30 days. At the other end, 18 sales took 366 days, with additional sales spread through 31-60 21, 61-90 14, 91-120 12, 121-180 10, and 181-365 6. The practical impact is that buyers are rewarding certain listings with quick decisions, while other homes are waiting a long time for alignment on price, condition, or positioning. Some metrics were not reported for this period. Even without those missing pieces, the timeline split tells sellers to plan for two outcomes you either earn urgency early, or you must be ready for a longer runway and stronger objection handling. Decide which outcome you are aiming for, then prepare accordingly before you hit the market. If you want the best chance of a fast sale, fix the obvious friction points and launch with a price that fits your bracket's competition so buyers do not hesitate. If you can tolerate a longer runway, I will still tighten your presentation, but we will set expectations up front and build a feedback plan so you make decisive adjustments before you drift into the 121 day pattern.
