New lease listings carried a median asking rent of $2,398, pending leases sat at $2,550, and closed leases landed at $1,620. Median days in RPR was 7 for new leases, 38 for pending, and 39 for closed, so the pace is not identical across each stage.
That spread tells me you cannot price every rental the same way or expect every property to move on the same schedule. A property that sits too high will ask for more patience than many owners want to give it.
