New listings were up 43.8% from the prior month, and the median new-list price was $465,000. That means fresh competition is returning, but it also tells me buyers have enough inventory to compare your home with other options before they commit.
The homes that move are still the ones that give buyers a reason to act quickly. Pending homes sat at a median list price of $439,999, which is lower than both the active median of $495,000 and the new-list median, and that lower entry point matters when someone is deciding what to tour first.
Use the first week as your test. Tighten the price, clean up presentation, and compare your home against both active and pending neighbors before you go live. If the market is choosing carefully, your launch has to do the same.
