Watching Lease Pricing Across Enterprise, Nevada in June 2026
Enterprise, NVIf you manage rentals, I would watch pricing rather than assume demand will carry a weak number. New lease asks started at $1,925, climbed to $2,395 on the high end, and the pending side reached a median of $2,590, which tells me tenants are comparing value closely.
The leasing side produced 10 new, 10 pending, and 10 closed homes over the last three months. New listings carried a median ask of $2,031, pending listings moved to a median of $2,590, and closed listings settled at a median of $2,213. That spread shows movement, but it also shows that overpriced homes have to work harder.
A short time to lease is helpful, but the difference between 11 average days on new leases and 27 on pending leases says the market does not reward a loose price for long. I would treat prep and pricing as part of the same decision.
Review your rent against the closed median, tighten the listing before it goes live, and keep an eye on how quickly similar homes reach pending status. A cleaner launch now is usually cheaper than a longer vacancy later.
