When I work with a buyer in that setting, I want the plan set before the first tour: price ceiling, preferred condition, and the tradeoffs that are acceptable if the right home checks the important boxes.
The month ended with 13 new listings, 33 active homes, and a median of 38 days before a sale moved through. That gives buyers room to compare, but it does not give you permission to drift through the search without a target. A home that has been available a bit longer is not the same as a brand-new listing, and that difference should influence how quickly you decide whether to act.
The practical issue is focus. If you are comparing one home to the next without a clear ceiling or a clear set of non-negotiables, the extra time in the market can turn into decision fatigue instead of better choices. I want buyers to know what is required, what is flexible, and what is simply nice to have before they walk through a door. That makes the rest of the process easier because every showing has a purpose.
Start with a budget range you will not cross, tour the homes that best match your top priorities first, and keep your financing ready so you can act when a home fits. I would also compare the newer listings against the homes that have been waiting longer, because the gap between those two groups can shape the offer you make and the speed at which you make it. If your search is organized, the right home does not get away while you are still deciding what you think.
