The active median list price sat at $1,050,000 while the median sold price was $960,000. If you want strong interest, your price needs to make sense beside recent closings, not just beside the homes you hope to outrank. I would not launch above the closing range and then hope buyers adjust for me.
Review the closest sold homes, set your price where buyers can defend it, and get your first two weeks of marketing ready before you launch. Stay realistic. If the early response is light, adjust quickly rather than waiting for the market to explain the problem for you.
