Those are two different views of the market, but together they tell me pricing choices matter and buyers are still willing to move when the home feels right.
For sellers, that means the opening price cannot be random. A higher ask only works if the home can justify it quickly, because buyers have a live pool of competing options and they compare more than one number before they write.
Price it with purpose. Start with the closest recent matches, tighten condition where it counts, and make the photos and showing experience work for you from day one. If you want room to negotiate, build that room into the strategy instead of forcing a correction later.
