South Pasadena, CAYes, but only if the first number is disciplined. In the most recent period I am using, homes were at 2.49 months of inventory and sold at 101.7% of list on average, which still rewards a clean launch. Launch cleanly.
A 2.49-month supply and a 101.7% sold-to-list ratio tell me buyers are still responding to well-priced homes. The median time on market was 12 days, so the first week matters more than almost anything else.
That creates a simple tradeoff for a seller. If the price starts too high, the strongest early attention can fade; if it starts in the right place, the listing has a better chance to create urgency while buyers are watching closely.
Review the closest competing homes, price against condition instead of wishful thinking, and make sure the presentation supports the number you choose. If the first round of interest feels soft, be ready to react quickly instead of waiting for the market to fix the price for you.
