Recent closed results included homes that finished 0.06% above list, 0.17% above list, 3% above list, and others that reached 12.04% or 14.08% above asking. That spread is a reminder that the final number depends on the property, the pricing, and the way the first round of interest plays out.
Last month, the median sold price reached $2,120,000 and homes closed in a median 12 days. Those numbers tell me there is still enough energy in the market to reward a clean, confident negotiation, but not enough slack to let a weak offer wander around.
