San Francisco, CAYes, and I would do it with a firm hand. The latest median sale price is $1.7 million, while the median asking price on active homes sits at $1.1 million, so this is not a market that rewards wishful thinking.
The latest sold price also landed at 116.6% of list, and the market is sitting at 1.86 months of inventory. That combination tells me buyers are still willing to stretch for the right home, but they are not obligated to stretch for the wrong one.
For sellers, the big takeaway is simple: the first number has to make sense on day one. A listing that opens too high invites comparison shopping, while a tighter launch price can pull in better attention from the start.
Price from the most recent sold examples, not from hope. Keep the presentation sharp, because the market is clearly paying for homes that feel ready. If interest is slow, adjust quickly instead of defending a number that is not working.
