It is rewarding homes that feel ready from the start, and that makes the launch plan matter more than ever, especially if you want the first week to work in your favor.
There were 200 active listings last month, and the median list price sat at $388,700. Median days in RPR for active listings was 24, which is a very different experience from the faster sold side and tells me that the homes sitting on the market are not getting the same response. That gap matters, because time is rarely neutral for a listing.
For a seller, that creates a simple choice. You can ask the market to stretch, or you can line up the price and presentation so buyers feel comfortable acting sooner. The second path usually creates less friction, less waiting, and fewer awkward adjustments, and it keeps the listing from feeling stale before it has a real chance to work.
Focus on the details buyers notice first. Tighten the photo set, remove distractions in the home, and use the first week to judge whether the list price is doing its job. If the showing count is thin, respond early. Do not let the calendar make the decision for you, because a quick adjustment is easier than recovering from a long pause.
