In the latest measured period, pending homes sat at a median list price of $581,000 while active listings sat at $449,950, which gives the move-up path a wide band to work through. I would use those price points to keep expectations realistic.
There were 77 pending homes and 88 active homes at month end. That gap tells me the market still has a healthy mix of properties, but the larger-home conversation needs careful budgeting because the next step is not landing in the same price zone as the average active listing.
For an upsizer, that means the search should begin with what the current home can support and what the next home genuinely requires. The better the plan, the less likely you are to force a compromise later.
Use the active, pending, and sold ranges together before you commit to the transition. Keep the list of must-haves short enough that the move stays practical and not just aspirational.
