Blue Springs, MOYes, but only when the home fits the payment and the timing works. In the latest period, homes closed at 100.5% of asking, which tells me buyers still need to be ready to move with purpose rather than wait for a big discount.
Last month, the typical closed price landed at $325,500 and homes were moving in a median of 16 days. That is a fast enough pace to punish hesitation, especially when the asking price on active homes was sitting much higher at $439,900.
The gap between asking and closing matters. It tells me the market is still asking buyers to be selective, but not passive. Price first, then act.
Have your financing lined up before touring, decide in advance where your ceiling sits, and keep an eye on homes that are priced close to the closed-price range. If a property feels right, I would not spend days debating it.
