The typical detached price sat at $745,800 last month, and that is a clear signal that launch price matters more than wishful thinking. Detached homes are still moving, but sellers who respect the current range set the tone much faster than the ones who start too high and hope for a rescue later.
Detached homes recorded 15 sales and 26 new listings last month, while 22 homes were available and months of supply held at 1.47 . The typical detached price was $745,800, down 1.9% from a year earlier, and the year-to-date typical price sits at $737,300, down 3.0%. That tells me detached sellers still have a market, but it is not a market that rewards testing the upper edge of value just to see what happens. The first number on the listing needs to be the one you are comfortable defending.
The tradeoff is straightforward. A strong presentation can support a serious price, but a price that runs ahead of the evidence will usually force you into a longer conversation with buyers than you want. Detached supply is also higher than it was a year ago, and that extra choice gives buyers a reason to skip over homes that feel disconnected from the rest of the segment. If you want a cleaner sale, your pricing needs to line up with the way similar homes are being received today, not with the ceiling you would prefer.
Lead with the right number. Tighten presentation before launch, make sure the photos and showing condition match the price, and be ready to listen closely to the early response. If the reaction is soft, adjust early instead of arguing with the market for weeks. The early response matters most. It sets the tone for the listing and tells you whether buyers see value the way you do.
