Last month, detached homes recorded 8 sales, 13 new listings, and a typical price of $649,800, with the year-over-year change at -2.7%. That is enough activity to give sellers a real read on the market, and it also means buyers will notice quickly when the number feels out of step.
Detached inventory ended the month at 20 homes, or 2.50 months of supply, and the average selling time was 27 days. That combination tells me the market still rewards a clean, believable number at the start, because homes that launch too far away from the competition have to work harder to earn the same attention.
For sellers, the question is not whether people are looking. It is whether your price helps the home stand beside the best options in the same bracket instead of forcing buyers to hesitate. A listing that makes the comparison easy usually gets a better first response.
