I read that as a market where buyers respect a realistic number, but they do not reward wishful thinking. For a seller, that leaves very little upside to a price that starts too high. The better path is to position the home so the first group of buyers sees value quickly and keeps moving, because early attention is easier to build on than late interest. A clean price helps the rest of the listing do its job, and it keeps the conversation focused on value instead of correction.

Use the strongest nearby closings, keep your list price aligned with the condition you are offering, and watch how buyers respond in the first stretch. When the activity does not match the goal, adjust before the listing starts feeling stale. Confidence is useful, but only when the number supports it and the first impression makes sense.
