If you are thinking about listing, the question is not whether buyers are out there; it is whether your home will stand up well against the choices they already have. A 98.1% sold-to-list ratio tells me realistic pricing still earns attention, and it usually starts with the first ask.
There were 73 new listings last month, and the median new-listing price landed at $400,000. At the same time, active inventory ended at 178 homes with a median of 56 days on the market, which tells me buyers had enough to compare and enough time to judge presentation.
That is why I would not rely on a bold price and hope alone. The gap between the $400,000 median new-listing price and the $372,500 median sold price is a useful anchor, because it shows where a listing can start and where buyers have actually been willing to close.
Clean up the home before photos, because condition matters more when shoppers have options. Choose a launch price that can survive comparison to recent sales, then watch the early feedback closely. If interest is thin in the first stretch, it is usually better to correct quickly than to let the listing age.
