Last month the median sold price was $362,250, homes closed at 98.5% of list price, and the median days on market was 26. That combination tells me buyers should expect some competition, but not a market where every home disappears instantly. There is still room to negotiate intelligently, but the room is not unlimited, and that spread makes preparation matter on both sides of the table.

For a buyer, the leverage is usually in the details. A clean offer with the right financing, timing, and conditions can still make sense, but a low number without a plan may not get much traction. I would rather see buyers focus on the terms that matter most than waste energy trying to win on price alone, because the homes that fit the number are the ones worth extra attention.

Know your top price before touring, watch the homes that have been sitting a little longer, and be ready to act when a listing is priced close to its value. If you want negotiating room, the starting point has to be disciplined, because the strongest offers are built before the first showing. A clear ceiling and a clean offer give you a better shot at the right home.
