The lease side is clear: new listings carried a median asking rent of $2,925 , pending leases sat at $2,308, and closed leases came in at $2,298 over the last 3 months. The median days was 23 for pending leases and 27 for closed leases.
That tells me landlords need to price for the market they are entering, not the one they wish existed. Once the rent gets too far above what tenants are already accepting, the property has to lean much harder on condition, presentation, and flexibility.
