In the latest three-month window, there were 8 new listings and 10 pending homes, while the median list price for new homes was $955,750. That combination tells me buyers are still willing to engage, but they respond best when the price and presentation line up from the start.
The active median list price is $1,037,000, and the median sold price is $690,000. That spread is exactly why I would not open with a number that only makes sense after a long negotiation.
