The 77380 market posted a median sold price of $377,500 over the latest period, while the active median sat at $487,495 and new listings came in at $459,994. Homes also spent 36 days in the market and sold at 95.1% of asking, which shows buyers are pushing back when the number feels too high.
That gives you room to be careful, but it does not give you room to be sloppy. The homes that are really worth pursuing are the ones that line up with the accepted range instead of leaning on an oversized asking price.
Compare each property to the sold median before you get attached. Ask whether the list price still fits the recent accepted range. Then keep your focus on homes that match both your budget and your comfort level, not just the ones that look exciting at first glance.
