Detached homes held a benchmark price of $754,800 and row homes sat at $442,500. In both cases, the benchmark is lower than a year ago, which means yesterday's asking range is not the right starting point today.
That does not mean sellers are stuck. It means the market is asking for sharper expectations, cleaner preparation, and a price that matches what shoppers can see when they compare homes side by side.
