That is why I would avoid leading with an aspirational number. A home that is priced too far above the closest competition can lose its early momentum, and once that first wave passes, the listing has to work harder to recover attention.
Build your price around the homes buyers are already choosing, then make sure the condition supports the number. If the presentation and the pricing work together, you have a much better chance of holding buyer interest long enough to create a real result.
