The most recent figures put the median sold price at $296,500 , the sold-to-list price at 99.3%, and months of inventory at 2.61. That combination tells me buyers are still active, but they are not giving away extra room just because a home is on the market.
For a seller, that means the first price has to make sense. A listing that starts too high has to fight against a median active list price of $337,900 and a median pending price of $294,950, which is a tough place to start if the goal is steady attention.
