New Kent County, VAYes, but the first price has to be grounded. The latest median sold price is $480,000, while homes are closing at 98.8% of asking price, so buyers are still responding when the number makes sense. That keeps pricing honest.
The current median active list price is $634,950, down 2.5% from the previous month. At the same time, the typical sold price is still far below that active asking level.
That gap matters for a seller. It tells me the market rewards a clean launch, but it does not reward wishful pricing.
