For a seller, the real issue is sequencing. You want the home ready, the price settled, and the marketing plan in place before the listing enters the market so early interest is not wasted.
Finish the repairs that are obvious, line up photos and showing access before launch, and choose a price that fits the recent selling range. A listing that starts clean usually has a better shot at staying strong.
