Norman, OKSellers need a price that invites attention, not confusion. The active median list price is 365,000, the sold median is 266,450, and homes are still closing at 99.8% of list, so buyers are paying close attention to how homes are positioned.
The latest list price moved up 4.32% from the prior month, which tells me pricing power is still there for homes that are prepared well. At the same time, the sold median staying lower than the active median says the first price has to make sense to today’s buyer.
