Southeast Oklahoma City, OKYes, pricing still matters more than hope. When the latest median list price sits at $284,891 and the median sold price is $235,000, I know the first number has to be chosen with care, not pride. A clean price gives buyers something they can trust.
Last month, homes were still closing at 100% of list price, and the neighborhood held 3.37 months of inventory. That combination says a well-priced home can still land cleanly, but the launch price has to match the market buyers are actually reading.
Price with the buyer in mind. If the list number reaches too far past the recent sold range, people notice immediately. The goal is not to chase attention with a big figure. The goal is to start a real conversation and keep the home competitive from day one.
