The asking side moved up 4.4% from the prior month, and closed prices were down 2.9%. That is a useful reminder that the launch should be based on what buyers have accepted recently.
Homes were still closing at 100% of list price. That leaves little room for overpricing, because the first showing window usually sets the tone.
Review sold comparables first, make the presentation clean and easy to evaluate, and be ready with a pricing plan if the first wave of interest is soft.
