Last month, 11 homes sold and 12 new listings came to market. Detached homes posted a $410,800 benchmark and semi-detached homes sat at $350,000, so buyers are still seeing clear differences between property types. Short version: value is visible, and buyers know how to compare it.
That means a listing should launch with a price that makes sense beside the nearest competition. A strong presentation helps, but it does not replace a launch price that feels believable from the first showing.
