New listings arrived at a median of $725,000, while active listings sat at $712,000 and pending listings came in at $699,000. That tells me the pricing conversation is happening in a pretty tight band, so a homeowner who lists far outside it has to work much harder to earn a response. Last month’s 119 new listings and 73 sales also show that attention is available, but not automatic. Launch well.
Listing now works best when you can present the home cleanly, price it with discipline, and respond quickly once the first wave of interest arrives. The market is not forgiving of weak prep, yet it still rewards homes that feel ready. Simple is stronger.
Review the condition room by room, compare your number to the sold median and the active median, and make sure your first week of marketing is fully planned. Then decide whether waiting would truly help you, or whether you are already in a good position to move. Clarity matters more than speed.
