Citywide sellers should respect the spread in Calgary, Alberta for June 2026
Calgary, ABYes, and the segment you choose matters more than the broad headline. Buyers are not treating every property type the same, so sellers need to price with the segment in mind.
Citywide, 2,162 homes sold last month and 4,226 new listings came on the market, while inventory held at 6,752 and months of supply sat at 3.12. The average sale also reached 98.3% of list, which tells me buyers are still paying attention, but not blindly.
That spread matters because a detached listing, a row home, and an apartment are not competing on the same footing. If you price against the wrong peer group, you can lose the momentum that the first week is supposed to create.
Use the closest competing homes as your benchmark, not just the biggest or highest-priced example. Make sure your photos, remarks, and first price all point in the same direction, and be ready to respond if your first round of showings is thinner than expected.
