Apartment sellers need a stronger opening price in Calgary, Alberta for June 2026
Calgary, ABYes, and apartments are the clearest example of why first impressions matter. Buyers have more to compare in this segment, so the opening price has to do more of the work.
Apartment sales reached 403 last month against 961 new listings, with inventory at 2,070 and 5.14 months of supply. The average sale also closed at 96.8% of list, which is softer than the citywide pace.
That means apartments are still competing, but not from a position of strength. If a listing starts too high, buyers have enough alternatives to move on without much hesitation.
Pick the price band before you launch, make sure the photos and remarks support it, and watch the first week's activity closely. If showings are light or questions keep circling back to value, the market is telling you something early.
