If I were preparing a listing today, I would focus on presentation first, then set the launch price against the most recent nearby sales, and then decide in advance how quickly to react if showings stay light. A clean launch matters. $670,100 is a healthy benchmark for the total market, but it does not protect a home that is priced past what active buyers are willing to pay.
