Detached homes finished last month with 5 sales, 5 new listings, and 5 homes in inventory. The detached median price sat at $1,670,000, down 4.2% year over year, while the total residential median price remained at $1,610,000.
That combination tells me sellers still need to respect the first number the market sees. A home that launches too high can lose attention early, and once that happens the listing has to fight for a second chance. The properties that start in the right place keep more room to negotiate later.
Check your comparable competition closely, especially in the detached segment. Tighten presentation before launch, and build your pricing plan around the first two weeks instead of hoping the market will correct an ambitious number. If you are choosing between a stronger list price and faster movement, I would choose the move that protects attention.
