Last month, detached benchmark price was $722,700, down 3.8% year over year, with 31 homes in inventory and 3.10 months of supply. Year to date, detached sales were 39, new listings were 74, and the benchmark price was $719,380.
That tells me detached sellers should be careful about testing the market. When buyers can compare multiple similar homes, they respond first to the one that feels priced with purpose.
