The latest reported month shows a median list price of $602,500 and a median sold price of $650,000. Homes are closing at 99.5% of list, which tells me buyers are not ignoring the numbers.
That gives a well-prepared listing room to perform, but only if the price is believable from the start. A home that comes out too aggressive has to fight its way back into the discussion.
