With 3.2 months of inventory and homes selling at 99% of asking, price remains the first signal buyers notice. That is why the starting number matters more than a long explanation later. A home that begins in the right range usually has a cleaner path than one that needs the market to catch up.
A sharp first price can bring stronger early attention, while an ambitious list price can slow the home down and force a harder conversation later. The tradeoff is simple enough that I would rather solve it at launch than after the listing sits. Once the property has been in the market too long, even good interest can feel harder to convert.
