Denver, COIf you are listing, price discipline matters. The latest numbers put the median list price at $548,999 last month, the median sold price at $625,000, and homes sold at 99% of list, with a median of 15 days.
That tells me buyers are still responding to homes that are priced with care. A property that launches too high has less room to recover than one that starts inside the market.
I would treat the first week as your best chance to set the tone. Once buyers decide a home is too high, it takes more effort to bring them back than to earn interest the first time.
Review the active competition before you set a number, make sure photos and presentation are ready on day one, and watch how your home compares to the homes that closed close to asking. Tight pricing wins.
