The latest sold median of $785,000 and the 99.2% sold-to-list result show that the market is still willing to reward a believable number. Be careful here. A home that launches at the wrong price often spends its first critical days explaining itself instead of attracting buyers.
One of the latest closed homes spent 169 days on the market before settling at 8.52% below list, and that is the clearest warning sign in the recent set. Time can cost value when the initial number is too far away from what buyers want to pay.
That does not mean every home has to be the lowest price in the neighborhood. It means the launch needs to sit close enough to recent closings that buyers feel motivated rather than skeptical.
Review the most recent closed prices, look at the homes that moved quickly, and make sure your launch plan gives buyers a reason to act. If you need to adjust, do it before the listing starts to lose freshness.
